Puerto Vallarta Real Estate is currently going through dynamic changes with an abundance of new developments all around the Bay of Banderas; projects that are changing the face of the bay dramatically every year. It is incredible to see and even as a permanent resident, we notice this which means the visitor that comes down to Puerto Vallarta once a year or even less often probably must be struck with these developments and the dramatic alterations to the streetscapes.

Unlike the investment market in the USA and Canada where it is illegal for developers to use pre-construction investments directly for the purpose of constructing properties, there is no such restriction here in Mexico or Puerto Vallarta for that matter. Almost all developers have the foreigners put the capital into their active accounts and as a result, it is imperative that we assist our clients in making the right decisions about where and with whom to invest with concerning purchasing pre-construction properties. This is where a client can most probably obtain the best value for their dollar but we have to emphasize choosing our developer wisely will provide security in the investment and choosing one unwisely could see the investment being lost. We, at McFadden Group Mexico, are well aware that some of the new developments in the Puerto Vallarta area may get in trouble over the next year or two and we endeavor to assist our clients to make the right choices regarding real estate and pre-construction investments so they do not get involved with marginal developments.
Existing properties, on the other hand, offer full security but to date outside of a few instances, we have seen that the older properties are about the same price as the new ones, yet do not provide the same values. They, for the most part, seem to be priced at the same values as the new yet do not provide the same quality and also the older properties do not seem to be devalued due to their age, which in a true market, they should be. The primary point is that they do offer full security to the investor as the property is delivered finished and the investor gets the property when the money for the transaction is delivered at a property closing.
All that being said, Puerto Vallarta and the region around Banderas Bay is one of the most dynamic, picturesque, fun as well as providing a place considered to be one of the safest places in the world to live. The Bay which is the birthing area for the Humpback whales that come yearly from about mid November and stay to April make this a very special place for the world and offers a very exciting added element to the already beauty that is brought by one of the largest bays in North America. The Bay is coupled with the Sierra Madre mountains that connect directly to the water. There are 14 climatic zones within 100 miles of Puerto Vallarta and add many exciting natural as well as cultural elements for the visitor or the full time resident to participate in.
